Maintaining Your Oakland County Hardscaping
Properly installed hardscaping requires minimal maintenance, but a few seasonal tasks will keep your investment looking its best for decades.
Polymeric sand in paver joints typically lasts 3-5 years before needing refreshing. Signs that joints need attention include visible gaps between pavers, weed growth in joints, or sand washing out during heavy rain. Re-sanding involves cleaning existing joints, applying new polymeric sand, and activating it with a light mist of water. We offer joint maintenance as a standalone service for existing customers.
Sealing pavers is optional but recommended for patios and walkways where you want to enhance color and protect against staining. A quality penetrating sealer repels oil, wine, and other common stains without creating a slippery surface. We recommend applying sealer 60-90 days after installation to allow the pavers to fully cure, and reapplying every 3-5 years. Sealers also help stabilize polymeric sand and reduce efflorescence, the white mineral deposits that sometimes appear on new concrete pavers.
We recommend using calcium magnesium acetate (CMA) or sand instead of rock salt on paver surfaces. Rock salt (sodium chloride) can damage paver surfaces and accelerate efflorescence, especially during the first winter after installation. Techo-Bloc pavers are rated for de-icing agents, but using gentler alternatives extends the life of both the pavers and the polymeric sand in the joints. Avoid using metal-blade snow shovels directly on paver surfaces. Plastic-edged shovels or rubber-tipped plows are safer options.
